Job Description

This client facing consultancy have a Senior Building Surveyor position available in Manchester. The Senior Building Surveyor will provide expert guidance and oversight in the assessment, management, and enhancement of construction projects. This role involves conducting detailed building surveys, delivering technical solutions for structural and maintenance issues, and ensuring compliance with health and safety regulations. The Senior Building Surveyor leads project teams, liaising closely with contractors and clients to deliver safe and efficient building solutions. This role also demands effective risk management and the provision of advice on building legislation and sustainability practices.


Key Responsibilities:


  • To carry out building surveys and reports to a consistently high standard across numerous work streams.

  • To act as the client’s main point of contact, providing sound advice and design coordination.

  • To advise clients on a range of building/property issues including technical, financial, legal, environmental/sustainability, regulatory, and restoration matters.

  • To deliver Planned Preventative Maintenance (PPMs), Fire Compartmentation, Schedules of Condition, Dilapidations and Party Walls.

  • To fulfil the roles of Contract Administrator/Employers Agent.

  • To oversee the preparation of technical information in relation to commissions.

  • To advise on environmental and health and safety issues of buildings.

  • To provide timely advice in relation to legal and planning issues.

  • To oversee the management of planning and building regulations applications.

  • To offer advice on property alterations, improvements and extensions.

  • To use computer-assisted design (CAD) packages and other specialist software to capture and analyse information.

  • To assess the condition of existing buildings, identifying any defects.

  • To monitor the deterioration or defects of a property and offer advice on repair work to clients.

  • To assess the impact of unexpected damage on insurance, for example after a fire or flood.

  • To ensure technical reports and other project documentation is accurate and issued to clients in a timely manner.

  • To negotiate the repair of work or a financial settlement where required.

  • To plan and oversee building work on small projects that do not require an architect.

  • To manage multiple construction projects at any one time.

  • To liaise with local planning bodies, construction workers and other professionals to ensure projects meet the relevant safety, sustainability and preservation standards.

  • To calculate fees and produce fee proposals for building surveying services.

  • To ensure the fee tracker is kept up to date with relevant information.

  • To ensure aged debt is reviewed and chased accordingly.

  • To attend site visits.

  • To attend regular team meetings.

  • To attend business conferences and networking events as and when required.

  • To receive and act on constructive feedback to improve performance and skills.

  • To engage in training sessions, development activities, and Continuing Professional Development (CPD) initiatives.

  • To maintain up to date knowledge of industry trends, regulations, and best practices within the field.

  • To offer guidance and support to junior staff members as and when required.

  • To ensure the Assessment of Professional Competence (APC) are being met, including leading on quality assurance.

  • To carry out performance review meetings and 1 to 1’s with any direct reports.

  • To provide regular feedback, coaching and support to any direct reports including managing any underperformance issues with individuals.

  • To review workload with any direct reports and highlight any resource issues to the Associate Director (Building Surveying).

  • To provide recruitment support as and when required (including conducting interviews and liaising with recruitment consultants etc.).

  • To comply with and ensure any direct reports comply with internal policies and procedures.

Requirements

Experience & Qualifications


Essential Criteria


  • Educated to degree level in a relevant discipline or equivalent level of knowledge gained by practical work experience.

  • MRICS/MCIOB/CIOBE qualified.

  • Experience of working as a Building Surveyor or in a similar client facing role.

  • Experience of working in the construction and property industry.

  • Proven experience of delivering projects from feasibility to completion.

  • Proven experience of delivering core building surveying services.

  • Experience of working with AutoCAD viewer, JCT Contract Software, NBS, GoReport and Microsoft Projects.

  • Line management experience.

  • Full UK driving license.


Desirable Criteria


  • PQS experience.

  • Qualification in fire safety standards and fire risk assessments.

  • RICS External Wall Systems qualification.

  • Institute of Party Wall Surveyors qualification.

  • Strong understanding of the administration of building contracts.

  • Good presentation skills.

  • Comfortable leading meetings with internal and external stakeholders.

  • Ability to work under pressure and meet tight deadlines.

  • Strong technical attention to detail.

  • Proficient in the use of Microsoft Office, specifically Word and Excel.


Knowledge & Understanding


Essential Criteria


  • Good understanding of the construction and property industry (including market knowledge).

  • Strong knowledge and understanding of building contracts and cost plans.

  • Good understanding of the Building Safety Act and the amendments to the Building Regulations.

  • Basic understanding of the Construction (Design and Management) Regulations 2015.

  • Level 3 knowledge on all Assessment of Professional Competence (APC) core competencies.

  • Good understanding of Joint Contracts Tribunal (JCT) forms of contract.

  • New Engineering Contract (NEC) experience.


Desirable Criteria


  • Good understanding of how a business functions including key processes, financial management and organisational structure.

  • Familiarity with public policy, funding mechanisms, and their impact on construction and property development.
